Summer is Here at Cornerstone!

Summer has officially arrived, and Gainesville is buzzing with activity! We hope everyone had a safe and enjoyable Independence Day holiday. As we move further into July, we'd like to share a few updates, reminders, and local happenings to help make your summer a little easier.

 

Move-Out & Move-In Season Is Here

July and August are the busiest months of the year in property management. Thousands of residents throughout Gainesville are moving as leases end and new ones begin.

During this time, you may notice:

• Increased maintenance activity
• Vendors working throughout the community
• Moving trucks and trailers
• Additional inspections
• Landscaping and property improvements

Our team is working hard to ensure every home is ready for incoming residents while continuing to provide excellent service to our current tenants. We appreciate your patience during this busy season!

 

Planning to Move?

If your lease is ending soon, please remember:

• Submit your notice according to your lease agreement.
• Return all keys, remotes, and access devices.
• Remove all personal belongings.
• Leave the property clean to help avoid additional charges.

A smooth move-out helps us prepare the home quickly for its next residents.

 

Maintenance Reminders

To help keep your home in great condition:

• Change HVAC filters regularly if required by your lease.
• Report maintenance concerns as soon as you notice them.
• Never ignore plumbing leaks or water intrusion.
• Keep smoke detectors unobstructed.
• Help conserve energy by keeping doors and windows closed while the air conditioning is running.

Remember: Small problems can become expensive repairs if left unreported.

 

Beat the Florida Heat

With heat indexes frequently climbing above 100°, here are a few tips to stay comfortable:

• Keep blinds and curtains closed during the hottest part of the day.
• Set your thermostat to a consistent temperature instead of constantly adjusting it.
• Replace air filters as directed.
• Drink plenty of water and limit outdoor activity during peak afternoon hours.
• If your A/C is not cooling properly, submit a maintenance request immediately.

Our office will observe Labor Day. Any office closures or modified hours will be announced in advance. Emergency maintenance services will remain available.

Support local vendors while enjoying fresh produce, baked goods, crafts, and live entertainment throughout the summer.

Downtown Gainesville

Enjoy live music, local restaurants, art galleries, and community events throughout July and August.

University of Florida

As students begin returning to campus in August, expect heavier traffic throughout Gainesville. Plan accordingly when commuting.

Explore Nature

Take advantage of nearby parks, nature preserves, springs, and walking trails while enjoying Florida's beautiful summer mornings.

• Keep renter's insurance active throughout your lease.
• Make sure your contact information is up to date.
• Dispose of trash according to your community guidelines.
• Please be considerate of your neighbors by keeping noise levels reasonable.
• If you plan to be away for an extended period, let someone you trust keep an eye on your home.
